Abstract
A local Sioux Falls property manager has nine duplex housing units and an apartment building that houses about thirty families. This much data is difficult to manage as well as keep up to date. This application will assist the manager in identifying late payments and tenants that are on probation as well as providing a communication method between management and then tenants. Being web based, the user will be able to manager their business while being anywhere they have web access. Having access to an application such as this will allow a user to identify tenants that are continuous late on payments or calling for repairs all of the time. Currently, the property manager uses Microsoft Excel and sticky notes to keep this information available. Communication is always a challenge because nothing is documented in phone calls and face-to-face conversations. While out of the office or on the road, it is very difficult to answer any questions a tenant may have because the information is not available. The cell phone technology has come to the point that it is very affordable to have Internet access part of the service plan. This cell phone could be used to manage or get the data needed to make the decision that is needed.
